Preventative maintenance is the key to ensuring a safe, efficient and comfortable climate and getting the maximum number of years of service

from your heating/air conditioning unit.

 

 

 

In the spring when the weather begins to average at least 65 degrees (usually May), routine service is recommended.  What should a routine service call do for you?  It will improve heating/cooling efficiency and save you money long-term.  Here’s what happens at a routine service call:

 

 

-         All heater surfaces (burners/metal surfaces) and air conditioner motors are cleaned to improve heat transfer or cooling and save of fuel consumption and lower heating bills.

 

-         Certain parts are lubricated to avoid future damage to the motor (just like a car).

 

-         The chimney/drafting is checked for obstructions which can cause exhaust fumes, such as carbon monoxide, coming into the home and creating an unsafe environment or smoke that may cause damage to the home.

 

-         Parts are checked to determine if there is damage or wear that warrants replacement to prevent the inevitable failure of the unit in the near future.

 

-         Water pipe and valves are checked for leaks on some systems to avoid mold build-up which can affect the home’s environment and the health of residents.

 

-         All safety controls are checked to ensure the heater will turn off if a hazard occurs that may cause carbon monoxide poisoning or fire.

 

-         Air filters are checked and the homeowner should be advised of how often to change or clean filters based on the home’s dust levels.  Clean filters ensure a higher efficiency of the unit and reduce winter and summer fuel bills.

 

-         Air conditioner evaporator coils, condenser coils and Freon levels are checked to ensure proper cooling and draining of condensate.

 

-         Thermostats are checked to see if they are functioning properly.

 

-         Vents may be adjusted in response to homeowner’s feedback about how the home’s climate is being maintained.

 

-         If a humidifier is present, it is cleaned to avoid algae/mold or mineral sediments that can ruin the heater and humidifier if left unchecked.

 

-         Undiagnosed health problems can occur if low levels of undetected carbon monoxide or mold are circulating in the home.
